Can a foreigner hold this land?
Yes, as a leaseholder. The freehold title stays with the Indonesian owner, as the law requires, and you hold a notarial lease. You see the full lease terms before any deposit.

A jungle hillside that falls to the river, ten minutes from Canggu.
A jungle hillside rising 21 m above the riverbed, with the river along its whole southern edge.
Residential zoning across the land. The regency confirmed villa use in 2025.

Title checked clean at the land office, land tax paid, a full survey in CAD.
An extension of up to 30 years is guaranteed in the lease.

Jungle, palms, a river below. The land falls 21 m toward the water, so the choice is yours: rise above the treetops, or live beneath them, in their shade. Own the whole hillside, or a single terrace of it.

Where Canggu gives way to rice terraces. Village life around you; the beaches, the cafés and Nuanu a short drive away.
Houses here step down the hillside: upper floors over the canopy, terraces toward the river. Three ways to build it, each within the zoning limits.
One house along the ridge, a pool and a pavilion below.

The lease runs to 2056, and an extension of up to 30 years is guaranteed in it, at the market rate at the time. As is standard in Bali, permanent buildings stay with the land when the lease ends.
The lease continues. It binds the owner’s heirs, and a sale of the land does not end it.
Your architect prepares the design; the landowner signs the application and gathers the approvals from the neighbours and the village. The costs are yours.
The three plots sit 7 to 21 m above the riverbed, and its cross-sections are in the document pack for your engineer. The ITR places the area in a flood-hazard category, so your building permit sets the exact setback from the water.
Living here yourself and long-term letting are straightforward. Nightly letting depends on a business licence, not on zoning: the ITR already lists villa use as permissible.
We walk the boundary with you, from the road down toward the river, and bring the survey. If you are abroad, we can do a live video walk of the site.
